The Off-Market Opportunity

The Register has partnered with Meg with the goal of providing members with access to a fractional real estate opportunity in The Gulch neighborhood of downtown Nashville. The Olympic 2 development will provide 3,000 square feet of retail space, along with a 1,300 square foot fitness center and the 1,100 square foot central lobby space for the next door Olympic development. Investors in this development should benefit from the fact that it’s built in a designated Opportunity Zone, an incentivized location that may result in tax benefits for certain investors. We believe these two developments will continue to transform the residential and retail profile of The Gulch.

Once a member of The Register meets the investment requirements and decides on an investment level, they can make the investment in cash or cryptocurrency. For members who have significant crypto funds, this may be a welcomed opportunity. Cryptocurrency can be difficult to liquify, diversify, or move, due to the current lack of investment opportunities available for crypto investors. The Register seeks to change that by providing members with access to investment opportunities that are more accessible to traditional capital investment firms.

Investing in the development of 1009 8th Avenue next to the Olympic residences, is designed to allow qualifying investors to defer or avoid capital gains taxes, due to its location in an Opportunity Zone. This program allows eligible investors to reinvest qualifying profits from prior ventures into community spaces.

The Advantage of Opportunity Zones

Opportunity Zones are designated areas within a city that are specifically targeted for economic development. Because Olympic 2 is located within an Opportunity Zone, investors in this project may qualify for certain federal income tax benefits.

The Opportunity Zone program generally enables investors with capital gains tax liabilities to receive favorable tax treatment by investing in projects located within the boundaries of the Opportunity Zone. Opportunity Zone investments are designed to help bring economic growth to areas in need of investment and economic opportunity which haven’t experienced commensurate growth with the rest of a city. Five metro areas produced as many new businesses as the country combined from 2010-2014. Opportunity Zones are intended to stimulate and diversify that growth for greater economic security, both locally and nationwide.

Since American investors are estimated to hold 2.3 trillion in unrealized capital gains, these resources can be deployed to stimulate economic growth across the U.S. and have a lasting beneficial impact on the social and economic development of previously overlooked communities.

We believe Opportunity Zones provide the benefits for certain investors who can play a long game. Qualifying investors who invest for five years or fewer may see a deferred payment of existing capital gains until the Opportunity Zone investment is sold or exchanged. Investors who are in for 5-7 years could see 10% of their existing capital gains tax canceled. Those who invest for 7-10 years (or until 2026) could expect a total of 15% of their existing gains tax canceled. Finally, those who invest for more than ten years will pay zero capital gains tax on their new Opportunity Zone investment gains.
